Position Overview:

Seeking a driven and professional Lettings Negotiator to join their high-performing team in Paddington. This role offers an exciting opportunity to build a rewarding career in a dynamic and expanding company. As a Lettings Negotiator you will be responsible for managing both the landlord and tenant relationships, overseeing the leasing process from initial enquiry to contract completion, and consistently meeting sales and service targets.

You will be expected to work autonomously, as well as part of a close-knit team, to deliver high-quality service and build your client base. Strong communication skills, a professional approach, and an in-depth understanding of the lettings market will be key to your success.

Key Responsibilities:

  • Property Acquisition & Marketing:
    • Identify and secure new properties for our portfolio by developing strong relationships with landlords, property developers, and property owners.
    • Effectively market properties, ensuring they are advertised across all relevant channels (online portals, social media, etc.), and presented in a way that maximises tenant interest.
    • Provide clients with comprehensive property reports and market analysis to support property pricing and ensure properties remain competitive in the market.
  • Client Relationship Management:
    • Establish and maintain lasting relationships with both landlords and tenants, offering expert advice on the lettings process and market conditions.
    • Guide tenants throughout the entire lettings process, from viewing properties to negotiating terms and ensuring they are fully informed and confident about their tenancy agreements.
  • Viewings and Tenant Engagement:
    • Conduct property viewings with prospective tenants, presenting the property’s features, benefits, and local area amenities while addressing questions and concerns.
    • Cultivate a rapport with tenants, ensuring that the properties you show are aligned with their needs, lifestyle, and preferences.
    • Use expert negotiation skills to secure the best terms for both landlords and tenants, balancing the interests of both parties while ensuring a positive outcome for all involved.
  • Sales & Negotiation:
    • Negotiate terms and rental prices between landlords and prospective tenants, ensuring agreements are mutually beneficial and comply with the current market conditions.
    • Leverage strong market knowledge and negotiation skills to secure deals, ensuring a high conversion rate and maximising commission potential.
    • Meet and exceed personal performance targets, contributing to the overall success of the team and agency.
  • Legal Compliance & Administration:
    • Ensure that all lettings comply with current legislation, including tenant referencing, deposit management, and tenancy agreements.
    • Oversee all associated paperwork, ensuring accuracy, timeliness, and full compliance with relevant legal and regulatory requirements.
    • Maintain up-to-date records on all tenants, landlords, and properties, ensuring that systems are organised, accessible, and efficient.
  • Market Intelligence & Development:
    • Keep up to date with local market trends, rental prices, and competitor activities, and provide feedback to management on opportunities for growth and improvement.
    • Proactively identify areas for business development and new opportunities to expand the agency’s market presence.
    • Assist with any additional tasks as required, contributing to the team’s overall objectives and helping Lansha to achieve its long-term goals.

Skills & Experience:

  • Experience:
    • Previous experience in a lettings or property-related sales role is preferred.
    • A solid understanding of the lettings market, property management, and current legislation is beneficial.
  • Skills & Attributes:
    • Excellent interpersonal and communication skills, with the ability to engage with a diverse range of clients and stakeholders.
    • Strong negotiation skills and the ability to close deals effectively, ensuring mutually beneficial outcomes.
    • Highly organised, with the ability to manage a diverse workload and meet deadlines.
    • Proactive, results-driven, and able to work both independently and as part of a collaborative team.
    • High level of professionalism, presenting oneself with confidence and authority.
  • Technical:
    • Familiarity with property management software and online portals is desirable.
    • Competent in using Microsoft Office suite (Word, Excel, Outlook) and Google Workspace.
