Property Manager

Cambridge

£32,000 - £35,000 plus car allowance

Centre Point Recruitment have partnered with a well-established and successful national property consultancy.

 

They are looking to hire an experienced Property Manager to join their busy office in Cambridge.

 

 

Main responsibilities:

  • Managing an allocated portfolio of c.45 properties, providing efficient day-to-day management.
  • Keeping fully compliant with up-to-date lettings legislation and best practice procedures.
  • Acting as central contact for landlords & tenants during active tenancies.
  • Checking all invoices and authorising for payment within 48 hours of receipt.
  • Performing property visits during active tenancies and sending reports to landlords.
  • Ensuring both the Landlord and Tenant comply with statutory & contractual obligations as per the tenancy agreement.
  • Negotiating tenancy renewals and producing memorandum of agreements for signature.
  • Accepting and confirming correct notices have been served by both Landlord and Tenant.
  • Drawing up all legal notices on behalf of the Landlord and processing efficiently & effectively.
  • Ensuring the inventory report is kept up to date during the tenancy with any amendments to the property captured.
  • Arranging inventory checkouts and communicate to both Landlord and Tenant.
  • Dealing with all associated administration to agree with both parties proposed deposit deductions and deposit return.
  • Raising and submitting TDS paperwork within reasonable time frame to not exceed the three-month deadline when a dispute has arisen.
  • Organising gas safety records and electrical certificates, as well as ensuring smoke & carbon monoxide alarms are installed following all legislation.
  • Organising and following up any insurance claim on behalf of the Landlord.

 

 

Key skills & attributes:

  • A minimum of 2 years’ experience within property management (essential).
  • Excellent communication skills (in person, over the telephone, and via email).
  • Exceptional customer service skills.
  • Full UK driving licence and own vehicle.
  • Team player.
  • Accuracy, attention to detail, and the ability to meet deadlines.

 

 

Location: Cambridge

Hours: 8:30am – 6pm Monday to Friday (flexible hours available)

Salary: £32-35k plus £3,500 car allowance
