Centre Point Recruitment has partnered with an independent property company that specialises in lettings and property management, based in South-West London. We are currently assisting them with the recruitment of a Property Manager.
Our client wishes to hire someone with proven experience within property management, who can drive forward the exceptional level of customer service in-line with their values.
Main responsibilities:
- Managing a portfolio of c.100 properties, acting as sole point of contact and building client relationships.
- Maintaining exceptionally high standards of communication with landlords and tenants.
- Carrying out property visits (pre tenancy & mid tenancy inspections).
- Handling property insurance claims.
- Maintaining the good relationships with contractors.
- Managing all end of tenancy tasks, including quantifying deductions, deposit release and de-registration.
- Manage costs and arrears by working closely with the finance team.
- Providing access to properties when necessary.
- Assessing and resolving maintenance issues by urgency and importance.
- Conduct and analyse property inspection reports and liaise with the landlord giving relevant advice.
- Manage end of tenancy returns for a managed client portfolio.
- Negotiate dilapidation compensation for the landlords of a managed client portfolio.
- Send out utility letters/emails to utility companies and councils at the end of the tenancy’s and provide meter readings.
- Check invoices received against works orders and arrange payment to contractors by working with the accounts team.
- Ensuring deposit returns are managed within the agreed turnaround time, resolving any issues between parties.
Key requirements:
- A minimum of 2 years’ experience within property management (essential).
- Exceptional communication skills (in person, over the telephone, and via email).
- Excellent customer service skills.
- Strong work ethic and a “can do” attitude.
- Full UK driving licence (the use of a pool car is available)
Location: South-West London
Hours: 9am – 6pm Monday to Friday
Hybrid: 1 day of remote working (following probation pass)
Salary: £28-35k plus bonus (c.£3-4k)
