Head of Block Management

Centre Point Recruitment have partnered with a well-established and successful Estate Agents based in the North London region who are on the lookout for an experienced Block Manager to head up the Block Management division of the company. The successful candidate will be responsible for a team of 4 Block managers, as well as a small portfolio of their own.
Key duties:
- Lead, mentor, and support a team of 4 block managers, ensuring consistent delivery of high service standards and regulatory compliance across a combined portfolio of c. 1000 residential units, largely situated in the North London region.
- Oversee the day-to-day operations of the block management division, ensuring smooth service delivery, efficient task allocation, and resolution of escalated issues.
- Personally manage a smaller, high-quality portfolio of approximately 10–15 blocks, demonstrating best practice and maintaining direct client engagement
- Act as the main point of contact for key freeholders, leaseholders, and RMC directors, maintaining strong professional relationships and handling complex client queries or disputes.
- Ensure the entire portfolio complies with current leasehold legislation, health and safety regulations, ARMA guidelines, and other statutory obligations.
- Review and approve service charge budgets, monitor expenditure across the portfolio, and ensure timely reporting and financial transparency for all blocks.
- Support growth of the block management division by identifying opportunities for new instructions, streamlining operations, and contributing to the overall strategic direction of the department.
- Regularly review portfolio performance, produce management reports for directors, and implement KPIs to measure and improve team and service effectiveness.
Key skills & attributes:
- A minimum of 4.5 years’ experience within block management (essential).
- Team management experience (desirable)
- Excellent communication skills (in person, over the telephone, and via email).
- Exceptional customer service skills.
- Full UK driving licence
- Accuracy, attention to detail, and the ability to meet deadlines.
Location: North London
Hours: 9:00am – 5:30pm Monday to Friday (flexible hours available)
Salary: Up to £50,000
