Centre Point Recruitment has partnered with a highly successful residential estate agency that specialises sales, lettings, and property management across North-West London.
They are looking to recruit an experienced Senior Property Manager & Administrator to join their busy office. In this varied role, you would be responsible for a portfolio of residential properties as well as providing a full lettings administration service.
Main responsibilities:
- Manage a portfolio of c.140 residential properties, ensuring all aspects of property management are handled efficiently and professionally.
- Arrange and conduct property inspections, liaising with landlords and tenants to address any maintenance issues or concerns.
- Coordinating and overseeing property repairs and maintenance, ensuring high-quality workmanship and adherence to agreed timescales and budgets.
- Managing tenancy agreements, rent collection, and arrears, ensuring compliance with legal requirements and company policies.
- Processing rent payments and making payments to landlords and contractors, raising charges, logging repairs on CRM (Vebra Alto), monitoring emails and responding to enquires in a timely manner, sourcing contractors and checking credentials, negotiating deposits at the end of a tenancy.
- Dealing with any disputes; enforcing tenant and landlord obligations; serving legal notices on tenancies; applying for HMO licenses when required and meeting officials for inspections.
- Negotiating and management of tenancy renewals.
- Arranging gas safety certificates, fire alarm testing, EPC, electrical testing, cleaning.
- Processing tenant referencing and producing tenancy agreements and move-in packs for signing.
- Booking inventories, registering deposits, and conducting right-to-rent checks.
Candidate profile:
- A minimum of 3 years of experience within property management, including knowledge of regulations, tenancy agreements, maintenance, and compliancy.
- Strong administrative skills.
- Strong focus on delivering exceptional customer service, with the ability to effectively address enquiries and concerns in a professional and timely manner.
- Excellent verbal and written communication skills, along with superb time management and the ability to multitask.
- Holds a full UK driving licence and own vehicle.
Location: North-West London
Salary: £34-38k
Hours: 9am – 6pm Monday to Friday (the occasional Saturday 10am-2pm might be required but this is extremely rare).
